Sustainable business strategies of the TPP Projektentwicklungsgesellschaft mbH, Günzburg: Examples of projects in Günzburg and Augsburg

Background and Goals

As a project and building site development company, the TPP Projektentwicklungsgesellschaft mbH (Günzburg) manages the selected examples of the "cultivation" of inner city areas within the pilot project. The project examples are the Prinz-Eugen-Park and the Residenz Bellevue in Günzburg, as well as the residential development Lechpark Hochzoll in Augsburg.

The climate change philosophy encompasses the following guidelines:

  • Energy standard at least one level higher than the current standard calls for;
  • Conservation and protection of the environment through thrifty use of resources;
  • Least possible land surface sealing in development planning;
  • Work with existing structural conditions;
  • Integration of existing, proven technologies;
  • Creation of niche products;
  • Creation of new solution approaches in the development of the project;

Step 1: Understand and describe climate change

Approach and results 

Information on a small-scale, neighbourhood level is not available. Changes in annual average values are normally not critical factors with regard to climate change adaptation in the real estate and housing industry. Far greater significance must be attached to the increase in extreme weather events.

Step 3: Develop and compare measures

Measures and/or strategies 

In particular, the objective of achieving the lowest possible land surface sealing in building land zoning means a win-win situation for investors, local government and the environment, since this leaves more building land (concentration) with less land surface sealing and more attractive prices.

Example of the Prinz-Eugen-Park in Günzburg:

- Digging up and unsealing of the former barracks grounds,

- Rainwater retention as flood protection: planning a landscaped lake including a profiled embankment as a valuable retention area in the event of flood events for the protection of the populated areas,

- biomass cogeneration plant and high-efficiency combined heat and power solution as a stand-alone solution or a joint community solution.

Example of the Residenz Bellevue, Günzburg:

- Green roofs and rainwater retention,

- mini CHP units running on "green gas" to cover energy requirements,

- solid construction with a high load-bearing concrete wall and water-filled heating pipes plus outside shading installations for heat protection in summer,

- smart metering - consumption feedback for residents.

Example of the residential development Lechpark Hochzoll in Augsburg:

- Rainwater seepage,

- green roofs for rainwater retention,

- lowest possible land surface sealing.
