Integrated energy, modernization and user concepts in the Marienhöhe quarter in Tempelhof, Berlin

Background and Goals

The pilot project on the Marienhöhe in Berlin is a complex scheme for refurbishing 304 apartments to the latest energy efficiency levels, and has a strategic significance for the entire residential area, comprising around 1,300 apartments.

As the owner of the apartments, the "Berliner Bau- und Wohnungsgenossenschaft von 1892 eG" pursues the following key objectives with its project, entitled "integrated energy, modernization and user concepts":

– To ensure the long-term rental potential of the apartments through an energy-efficient refurbishment adjusted to the needs of all age groups, in compliance with energy performance standards for new buildings (specifically, in accordance with the German EnEV energy saving regulations);

– To create a local cooperative venture for supplying heat and electricity;

– To ensure the refurbishment works out as cost-neutral with respect to the heating charges per rental unit, in keeping with the ideals of the housing cooperative;

– To develop a lighthouse project;

– To put all night current storage heaters out of service;

Steps in the process of adaptation to climate change

Step 1: Understand and describe climate change

Approach and results 

Recent regional climate projections, scenarios, and information are provided by the DWD (German Meteorological Service). Basic information provided by the DWD office on the Berlin urban climate is also used. Changes in annual average values are normally not critical factors with regard to climate change adaptation in the real estate and housing industry.  Far greater significance must be attached to the increase in extreme weather events.

– Energy efficiency renovation of residential buildings;

– Construction of a photovoltaic façade and solar power filling station,

– Additional combined heat and power plant (CHP) for local energy requirements;

– Involvement of multiple stakeholders;

– External presentation to enhance the company image;
